Falling temperatures means frozen pipe claims – how to avoid your insurance claim being denied.

This column was written by my colleague Bob Freitag.  Bob is a public insurance adjuster with Americlaims.

Cold weather is upon us, and this sets the stage for frozen pipes and water damage.  If you experience any property damage from the winter weather, be sure to have your property protected from further damage when it is safe to do so.  This means to dry out the affected areas, and try to minimize further damage.  Do not throw away any damaged property, as the insurance company will want to see it.  This is also the time to contact AmeriClaims so we can coordinate all aspects of your claim for you.  You will want to ensure that all damages are covered before incurring any expenses.

What Will My Insurance Cover?

When you have water damage due to frozen plumbing systems, all resulting damages and even the plumbing repair itself, “should” be covered.  Insurance owes to dry the place out and either repair or replace all items that are damaged.  This includes damages to the house and the contents.

If you have extensive water damage, you may have to replace many items rather than simply just dry them.  For instance, insulation loses its r-value when it gets wet.  Cabinets start to swell and expand when wet.  Floors can delaminate and also swell.  Sometimes it is best to replace with new materials, rather than simply dry items out.

Policy Exclusions

Many insurance policies only cover frozen pipe damages when the property has maintained heat in the building.   Be sure to keep the heat on especially if you leave your property, or it is a vacant unit.  If you are not able to heat the property, shut off and drain the water from the pipes.

Should you need to file a claim, contact your insurance company as soon as possible.  All companies have 24/7 claims reporting numbers you can call.
